The City of Abbotsford is proposing amendments to the City Centre Neighbourhood Plan (CCNP) in order to implement a new Density Bonus program.
What are the proposed CCNP amendments?
Staff are proposing to increase the maximum base density in the City Centre Core, City Centre Residential, and Civic Institutional land use designations of the CCNP from 2.5 FSR (Floor Space Ratio) to 2.75 FSR. Development applications within these land use designations will then have the option to achieve an additional 2.25 FSR, in accordance with the proposed Density Bonus program. Why are the amendments being proposed?
The proposed amendments are required to implement a new Density Bonus program. The amendments ensure consistency between the proposed Density Bonus program, the CCNP, and existing zoning. Importantly, the maximum potential density that can be achieved in the affected land use designations (5.0 FSR) is not proposed to change.
What is Density Bonusing?
Density bonusing involves an optional fee paid by development in exchange for being able to build additional density. The revenue generated is then used to help the City fund community amenities to offset the impacts of development. Learn more about the proposed Density Bonus program.
