An Official Community Plan (OCP) amendment application has been submitted to change the land use designation for 32751 and 32767 Downes Road from Suburban to Institutional to accommodate a two storey childcare facility, a three storey elementary school and a two storey college facility.

We invite you to review the proposed OCP Amendment and provide your feedback below, which will be collected and used to identify key community concerns, and where appropriate, inform revisions to the proposal before it proceeds to Council for consideration.

The subject property is located on the north west corner of Downes Road and Gladwin Road.

The subject property is currently designated as Suburban under the Official Community Plan. The Suburban land use designation permits the accommodation of residential uses at a density of 2.5 units per hectare (uph).

The applicant is proposing an OCP amendment to change the land use designation from Suburban to Institutional.

The Institutional land use designation permits buildings with institutional uses and open spaces with up to 0.7 Floor Space Ratio (FSR). Where land is designated Institutional redevelopment is supported based on the following guidelines in the below table:

If the proposed OCP amendment is approved by Council, the applicant proposes to rezone the subject properties from Country Residential Zone (CR) to Assembly Zone (P3) to accommodate a two storey childcare facility, a three storey elementary school and a two storey college facility. The existing structures on the property are proposed to be demolished.
