An Official Community Plan (OCP) amendment application has been submitted to change the land use designation for 32027 Peardonville Rd. from ‘Institutional’ to ‘Urban 1 – Midrise’ to allow a Rezoning for development of a 6 storey apartment building.

We invite you to review the proposed OCP Amendment and provide your feedback below, which will be collected and used to identify key community concerns, and where appropriate, inform revisions to the proposal before it proceeds to Council for consideration.

The subject property is located in Central Abbotsford on Peardonville Road, near the intersection with Clearbrook Road.




The subject property is currently designated as ‘Institutional’ under the Official Community Plan. The Institutional land use designation permits the accommodation of institutional uses like schools and places of worship, in this case per the Assembly Zone (P3).

The applicant is proposing an OCP amendment to change the land use designation from Institutional to Urban 1 - Midrise. This is supported by OCP policy for ‘Institutional Change of Use’ to an abutting land use designation, as the lands directly east of the subject property are designated Urban 1 – Midrise within the OCP.




The ‘Urban 1 – Midrise’ land use designation supports up to 6 storey apartment development, based on the following guidelines in the below table:


If the proposed OCP amendment is approved by Council, the applicant proposes to rezone the subject properties from the Assembly Zone (P3) to the Midrise Apartment Zone (RMM) to accommodate the development of a 6 storey apartment building on the subject property. The existing structures on the property are proposed to be demolished.
