An Official Community Plan (OCP) amendment application has been submitted to change the land use designation of the properties located at 2992, 3000 and 3010 Lefeuvre Road from Secondary Commercial to Urban 2 - Ground Oriented to permit the construction of a 17 unit townhouse project.

What is Secondary Commercial?

The Secondary Commercial land use land use designation in the OCP supports small and medium format retail centres, generally 1 to 2 storeys. Heights up to 4 storeys are permitted for tourist accommodations.

What is Urban 2 - Ground Oriented?

The Urban 2 - Ground Oriented land use designation in the OCP supports 3 storey ground oriented multifamily housing (i.e. townhouses, rowhouses).

Why is the amendment proposed?

As shown in the adjacent figures, the proponent is proposing to construct 17 townhouse units on the three subject properties that are to be consolidated as part of the development proposal. In order to facilitate this development, the proponent has made application to amend the OCP land use designation from Secondary Commercial to Urban 2 - Ground Oriented.
