An Official Community Plan (OCP) amendment application has been submitted to change the land use designation for 2713 Janzen Street from Institutional to Urban 3 Infill - Infill to facilitate a rezoning to accommodate a two lot subdivision.
We invite you to review the proposed OCP Amendment and provide your feedback below, which will be collected and used to identify key community concerns, and where appropriate, inform revisions to the proposal before it proceeds to Council for consideration.
The subject property is located on the west side of Janzen Street and backs onto Ten-Broeck Park and Ten-Broeck Elementary School.
The subject property is currently designated as Institutional under the Official Community Plan. The Institutional land use designation permits the accommodation of institutional uses including but not limited to places of worship, parks, school and other civic uses. The subject property was previously a works and maintenance yard for Clearbrook Water District.
The applicant is proposing an OCP amendment to change the land use designation from Institutional to Urban 3 - Infill.
The Urban 3 - Infill land use designation permits single detached dwellings. Where land is designated Urban 3 - Infill, redevelopment is supported based on the following guidelines in the below table:
If the proposed OCP amendment is approved by Council, the applicant proposes to rezone the subject property from Civic Institutional Zone (P1) to Infill Residential Zone (RS7) to accommodate a two lot subdivision. The existing structures on the property are proposed to be demolished.
