Existing and Proposed Land Use  (PRJ21-108)

An Official Community Plan (OCP) amendment application has been submitted to change the land use designation of the property located at 33886 Pine Street from Institutional to Urban 1 - Midrise to facilitate the development of a 140 unit apartment building.

What is Institutional Land Use?

The Institutional land use designation in the OCP generally supports rezoning for institutional uses with a maximum density of 0.7 Floor Space Ratio (FSR).

What is Urban 1 - Midrise?

The Urban 1 - Midrise land use designation in the OCP supports rezoning for up to 6 storey apartment developments at densities between 1.0 and 2.0 Floor Space Ratio (FSR).

Why is the amendment proposed?

As per 2016 OCP, the lands designated Institutional are eligible for using any land use designation that abuts the existing Institutional land use. Such a change in land use requires an OCP amendment application and be reviewed by the City to determine the best fit for the area and the objectives in this Plan.

Under the subject OCP Amendment application, the applicant is proposing to change the Intuitional land use to the abutting land use of Urban 1 - Midrise to allow the development of a six (6) storey apartment building comprising of 140 units on the subject property.
