OCP Amendment Application for 2774 and 2790 Station Road and 2754, 2762, and 2772 Station Place (PRJ21-118)

An Official Community Plan (OCP) amendment application has been submitted to change the land use designation for 2774 and 2790 Station Road and 2754, 2762, and 2772 Station Place from Suburban to Urban 4 - Detached to facilitate a rezoning application to accommodate a subdivision of approximately 38 lots.

We invite you to review the proposed OCP Amendment and provide your feedback below, which will be collected and used to identify key community concerns, and where appropriate, inform revisions to the proposal before it proceeds to Council for consideration.

The subject properties are located on the east side of Station Road, between Signal Court and Swensson Avenue.

The subject properties are currently designated as Suburban under the Official Community Plan. The Suburban land use designation permits the accommodation of residential uses at a density of 2.5 units per hectare (uph).

The applicant is proposing an OCP amendment to change the land use designation from Suburban to Urban 4 - Detached.

The Urban 4 - Detached land use designation permits single detached dwellings at a density of 25 units per hectare (uph). Where land is designated Urban 4 - Detached, redevelopment is supported based on the following guidelines in the below table:

If the proposed OCP amendment is approved by Council, the applicant proposes to rezone the subject properties from Suburban Residential Zone (SR) to a new Comprehensive Development Zone to accommodate a subdivision of approximately 38 lots. The existing structures on the property are proposed to be demolished.
