An Official Community Plan (OCP) amendment application has been submitted to permit an Accessory Daycare on the property located at 31311 Ridgeview Drive.
The City of Abbotsford considers in home daycares with greater than 10 children in care at any given time to be an Accessory Commercial use which can be permitted under the Corner Store policy of the OCP, when certain criteria has been met.
Why is the amendment proposed?
The applicant’s proposal does not currently meet the Corner Store criteria therefore, the applicant is proposing an OCP amendment.
The applicant currently operates an in home daycare for up to 7 children at any given time. The applicant is proposing to increase the daycare operation from 7 children to 28 children (12 infant and 16 preschool/school age) with two full time employees who do not reside at the residence. The proposed daycares hours of operation would be from 6am to 6pm and would include weekend care.
The proposed daycare operation would be accessory to the residential use (less than 50% of the floor area of the existing house, will be allocated to the daycare operation).
In accordance with the Abbotsford Zoning Bylaw, if the OCP and rezoning amendments are approved, five parking stalls would be required two for the single detached dwelling and three for the daycare use.
We invite you to review the proposed OCP Amendment and provide your feedback below, which will be collected and used to identify key community concerns, and where appropriate, inform revisions to the proposal before it proceeds to Council for consideration.
