An Official Community Plan (OCP) amendment application has been submitted to change the land use designation on a portion of the property located at 2236 McCallum Road from Urban 2 - Ground Oriented to Urban 1 - Midrise to permit the construction of a 174 unit apartment building, and two townhouse buildings containing 10 units total.
What is Urban 2 - Ground Oriented?
The Urban 2 - Ground Oriented land use designation in the OCP supports 3 storey ground oriented multifamily housing (i.e. townhouses, rowhouses).
What is Urban 1 - Midrise?
The Urban 1 - Midrise land use designation in the OCP supports up to 6 storey apartment housing.
Why is the amendment proposed?
As shown on the adjacent figure, the subject property is currently approximately 50% Urban 1 - Midrise and 50% Urban 2 -Ground Oriented. The proposed amendment is to increase Urban 1 - Midrise area to allow more apartment housing.
The 2016 OCP supported a rezoning of the front portion of the property along McCallum Rd for apartment housing, and the rear portion of the property for ground oriented multifamily (i.e townhouses). This split was intended to ensure a transition from 6 storey apartment housing, down to 3 storey townhouses, to 2 storey single detached housing in the neighbourhood to the east. The proposed OCP amendment continues to achieve this transition. Furthermore, the development proposes a total building area of 14,261m² (153,507ft²), which is approximately consistent with the current OCP density maximum for the subject property.
